What's the most creative way you've strucured a BRRRR deal to minimize leftover capital? I'm seeig a trend in high-risk, high-reward investments in the desert southwest, with purchase prices increasing by 15% YoY and rehab costs rising by 10% YoY. Recently, I closed a deal with a purchase price of $250,000, rehab cost of $75,000, and a refi appraisal of $375,000. I was able to leave only $25,000 in capital, resulting in a 75% return on investmennt. With interest rates expected to remain low, I believe we're ahead of the curve in terms of BRRRR potential.
