Denver Deals

Buyers are sourcing small commercial deals through various channels, including brokers, off-market listings, and their professional networks. When evaluating single-tenant NNN versus mixed-use properties, cap rates play a crucial role. Currently, buyers are seeing cap rates ragning from 6-8% for single-tenant NNN properties and 7-9% for miixed-use properties. What makes them walk away from a deal? High asking prices, low cap rates, and properties with significant deferred maintenance are major turn-offs. Additionally, buyers are cautious of properties with long-term leases that may not be in line with curret markt rates. Off-market deals sourced through networks ofen provide the best opportunities for buyers, as they can negotiate directly with sellers and avoid broker commissions. By carefully evaluating these fators, buyers can find attractive small commerrcial deals that meet their investment criteria and provide strong returns.

When evaluating these delas, I'd like to know more about the vacancy assumptions and how they're factored into the pricing. What's the average vaacncy rate for these propertes, and are sellers providing realistic CAM reconciliation? Additionally, what's the creditworthiness of the tenants, and are three any lease renewal options that could impact future cash flows?
