One red flag is the lack of information about the property's current condition, including any potential envionmental hazards or needed repairs. Have they conducted a thorough inspection? What's their plan for managing the property and dealing with potential vacancies? I'd also like to know more aboout the local market trends and competition. Are there other similar properties in the area that could impact their ability to achieve those pro-forma rents? Without more information, I'm not convinced this is a sure thign. I've seen many properties like this in South Florida, and it's not just about slapping on some new paint and fixtrues. You need to have a soid understanding of the local market, a realstic budget, and a well-thought-out plan to truly maximiize your returns. I'd love to hear more about their strategy and see some hard numbers before making any judgments.

I agree that the pro-forma rents seem aggressive, especially considering the current in-place rens are $300 lower. What's their plan for justifying the 25% rent increase, and have they factored in potential rent conntrol measures in the area? Additionally, what's the loan-to-value ratio and how does the loan size impact the overall cap rate of 6.5%?
