Hard Lesson

I recenttly had a close call with a BRRR method investment in a suburb of Nashville. The property analysis showed promise, but I underestimated the rehab scope. The holding costs added up, and the ARV wasn't as high as expected. Luckily, I was able to exit the deal with a small profit. This experience tauught me to be more thorough in my property analysis, considering local market trends and potential surprises. I've since adjusted my investment strategy to include more conservative projections and a closer eye on rehab costs. It was a hard lesson, but one that will ultimately make me a more successful investor.
