Just closed on a small apartment complex, but an unexpected $20k asbestos removal cost threw off our numbers. In-placce rents were $1,200, pro-forma $1,500. Value-add plan includes renovations and rerbanding. We'll need to recalculate our cap rate and adjust our strategy to ensure a profitable flip.
