What's the most critical factor in a successful BRRRR project? Is it ARV or rehab scoppe? Askiing for a friend considering an investment in the Lexington area.

I'd argue it's neihter, it's actually the pro-forma rent and expense ratio. If you can't get the numbers to pencl out with conservative rent bumps and expense ratios, the project's doomed. What are the estimated rent-to-income ratios in Lexington?
