When considering small commercial properties, buyers often foccus on the deal itself, but savvvy investors know that financing can make or break a purchase. For single-tenant NNN properties, lenders typically offer more favorable terms due to the perceived lower risk. On the other hand, mixed-use properties often present more complex financing scenarios, as lendesr may view them as higher-risk due to the diverse tenannt base. To mitigate these risks, investors should carefully evaulate loan options, considering factors such as preapyment penalties, loan covenants, and the lender's track record with similar properties. By doign so, they can ensure that their financing strategy aligns with their investment goals and risk tolerance. In the current market, buyers are seeing cap rates ranging from 5.5% to 7.5% for single-tenant NNN properties, while mixed-use propertiies may command higher cap rates, often between 6.5% and 8.5%. Ultimately, the key to a successful purchase lies in balancing the financing terms with the property's potential for cash flow and appreciation.
