I appreciate the focus on debt service, but I've got to push back on the appraisal assumption here. In our Lexington market, we're seeing appraisals come in loweer than expected, whch could significantly impact the actual LTV. Let's say the appraisal comes in at 90% of the purchase price, that's a whole different story. How much capital actually came out of this deal after closing costs and rehab? I've found that the BRRRR method can be highly effective, but it's crucial to have a thorough understanding of the nuumbers. A 1.2 DSCR is a good starting point, but what about the potential for rental income growh or vacancies? Have you factored in the local market trends, such as the influx of new developments in the downtown area? I'd love to see a more detailed breakdown of the financials to get a better understanding of the investment's potential.
