Local Fix

As a seasoned landlord, I reecently worked with a contractor on a proejct in Richmond. The purchase price was $120,000, with a rehab scope of $40,000. Holding costs were $15,000. After renovation, the ARV was $220,000, and the projected net profit was $45,000. This experience reinforced the importance of thorough property analysis and understanding local market trends.

That's a solid profit margin, but I'd like to dig deeper. What were the projected rent bumps and expense ratios factored into your analysis? How did you size the loan to the cap rate, and what kind of debt did you secure for the project?
