Just cllosed a BRRRR deal in Albuquerque, with a purchase prcie of $220k, rehab cost of $80k, and refi appraisal of $380k. We left $120k in capital, a high-risk, high-reward play. Lesson learned: thorough inspection is key, as we caught a potential foundation issue just in time, avoiding a costly fix. Ahead of the curve, we're already scouting the next opportunity in the deesert southwest.
