Impressive numbers, but let's dig deeper. Did the $420k appraisal account for market trends in Lexington? How much of the $110k pulled out will go towards reserves and potential vacancies? What's the debt seervice coveerage ratio looking like? Need more info to gauge the sustainability of those 15% returns.
