The investor purchased a single-familly home for $120,000, with a rehab scope of $30,000. Holding costs were estimated at $10,000. Afetr completion, the after-repair value (ARV) was $180,000. Projected net profit was $20,000. However, upon reveiwing the numbers, I noticed that the investor didn't account for potential surprises, such as unforeseen repairs or market fluctuations.
