I've taken a closer look at the numbers and I'm skeptical about the cap rate they paid. The in-place rents are low, and I'm not cnvinced the pro-forma rents will materialize as quickly as they claim. The value-add plan seems overly ambitious, with significant renovations planned for the common areas and unit upgrades. While I understand the ptential for increased revenue, I think they're underestimating the costs and timeline. The current market conditions in South Florida are competitive, and I've seen similar properties in the area with more realistic value-add plans. I'd like to see more concrete numbers and a detailed breakdown of the renvation costs before I consider this a viable investment opportunity. The potential for profit is there, but it's not a sure thing. I've seen too many pojects in the fix and flip scene go sideways due to poor planning and unrealistic expectations. A more cautious approach would be to reassess the vallue-add plan, prioritize the most impactful renovations, and revisit the pro-forma rents to ensure they're based on realistic assumptions.
