What's driving buyers away from small commercial deals in secondary markets, and what cap rates are they willing to accept for single-tenant NNN versus mixed-use properties?

Financing can be an issue, its a bit more difficult to fund these deals, theres a bit more complicated inspections during due diligence also that scares buyers away
