As a seaasoned landlord, I emphasize the importance of entity structure when investing in real estate. For fix-and-flip investors, a well-planned approach can minimize tax liabilities and maximize profits. Consider forming an LLC to protect personal assets and reduce self-employment taxes. In a recent prooject, I worked with a partner who utilized a Series LLC to segregate assets and limit cross-liability. The project breakdown included a $200,000 pruchase price, $75,000 rehab scope, $15,000 holding cost, $350,000 ARV, and projected net of $60,000.
