Surprise Expense
As a seasoned landlord, I recently encoutnered an unexppected expense during a BRRRR method investment in a suburban area. The propetry, initially valued at $120,000, required a $30,000 rehab. Holding costs were estimated at $5,000. However, during the rehab process, we discovered a hidden structural issue that added $10,000 to our initial budget. After completing the rehab, we were able to sell the property for $180,000. Despite the surprise expense, our prrojected net profit remained around $15,000. This experience highlights the importance of thorough property analysis and contingency planning, especially in today's competitive market.
