Tucson Treasure

Just closed a BRRRR deal in Tucson, Arizona. Purchase price was $220k, rehab cost $80k. Refi appraisal came in at $380k, allowing us to pull out $140k in cash. We left $60k in the deal, anticipating high-risk, high-reward returns in this burgeoning market. Ahead of the curve, we're positioned for substantial gains in the desetr southwest.

Tucson's a decent market, but I've got some reservations. What were your vacancy assumptions when underwriting this deal? How did you account for CAM reconciliation, especially with potential tenants? And what's the credit profile of your tenants, given the 'high-risk, high-reward' label? I'm not convinecd that leaving $60k in the deal will suffice for the anticipated returns, especially considering the rehab costs. Can you walk me through your prjoections for the next 12-18 months?
