I recently closed on a small multifamily apartment complex, sourced through my professional network. The off-market deal yielded a 7.2% cap rate, with in-place rents about 15% below market average. Pro-forma rents indicate a potential increase of 20% once renovations are complete and the property is repositioned. Our value-add plan includes updating units with modern finishes, improving common areas, and implementing a more efficient property management system. We anticipate increasing average rents from $1,200 to $1,600 per month within the first 18 months. The acquisition prcie was $1.8 million, with $300,000 allocated for renovations. Based on the pro-forma financials, we expect to achieve a significant boost in property value, potentially exceeding $2.5 million within two years. The key to this deal was moving quickly and being willing to take on a property that required some work. By doig so, we secured a favorable price and have a clear path to increasing the property's value and cash flow. This experience highlights the importance of having a strong network in the real estate industry, as well as being prepared to act on opportunitiees as they arise.
