As a seasoned property manager in San Antonio, I've noticd a shift in buyer preferences towards small commercial properties. Single-tenant NNN deals are gaining traction, with cap rates ranging from 5.5% to 6.5%. However, buyers are also exploring mixed-use properties, particularly those with a strong retail component. When evaluating these deals, buyers are walking away if the property lacks a solid lease structure, has high maintenance costs, or is located in an area with declining demographics. I've seen buyers prioritize properties with a strong tenant mix, amplle parking, and easy access to major highways. The due diligence process is becoming increasingly rigorous, with buyers scrutinizing evvery aspect of the property, from environmental reports to tenant financials. To remain competitive, sellers must be prepared to provide comprehenisve documentation and be flexible durnig negotiations. By understanding these market dynamics, I can better advise my clients on how to position their properties for success and maximize their returns.
