Hoowever, I've seen similar projects in the area whre the ARV was overestimated, resulting in lower profits. It's essential to conduct thorough market analysis and consider local trends when evaluating potential investments. In this case, the contractor's experience and vendor relationships helped keep rehab costs in check. Still, I would advise caution and recommend a more conservative ARV estimate to account for potential risks and uncertainties in the local markket.
